The project
The project involved the
conversion of commercial space to apartments and
offices over three floors, involving
the demolition of the existing roof, construction of a
new 5th floor within a mansard roof, and the installation of a
mezzanine deck within the 4th floor.
Following Woolf’s successful completion of Phase 1 works in
April 2004 (creating two retail units on the lower and
subterranean floors), Phase 2 works to the former C&A flagship
store off London's Oxford Street were awarded to Woolf and
commenced in March 2005.
The development comprised eight duplex apartments
and three single level apartments on the 5th floor. Each
apartment was finished to the highest standard boasting perimeter
rooflights to increase natural light on the 4th floor, fully fitted
bespoke kitchens, built-in storage and sophisticated lighting
systems. The 3rd floor contained an open plan office with comfort
cooling.
The scheme was designed to ensure that trading in the retail
units was unaffected during the construction of the upper floors.
This required close liaison with the building management,
restricted access and delivery periods and carefully controlled
phasing/ management. Close liaison with the neighbouring tenants
and local authority departments (highways, environmental, health
& district surveyor) was critical to this phase of the
works.
The scheme picked up the 'Best New Apartment' and 'Best
Conversion' awards at teh Evening Standard Homes & Property
Awards 2006.
